About The Collective at MTN Village
The Collective at MTN Village is a purpose-built rental community offering 80 one, two and three-bedroom homes, including 22 below-market rental homes. Located at 1940 Centennial Way, just 10 minutes from downtown Squamish, residents are steps from Brennan Park Recreation Centre and surrounded by mountains, trails and the Mamquam River. Tucked into a pocket of Squamish that’s both hidden away and connected, MTN Village is a mixed-use master-planned community where a variety of housing types pair with retail, office and light-industrial spaces – creating one dynamic place to live, work and play.

Step 1: Check If You Are Eligible
Eligible tenants must meet the income and employment requirements at the time of application and for the duration of their tenancy. Eligibility will be verified on an annual basis. To determine if you are eligible, please review the Income and Employment Requirements below.
Household Income Must Be Within Stated Limits
Aggregate (total) annual household income must be below:
For Individuals
$62,340*
For 1-bedroom affordable units renting at $1,236 please note income limit is $50,640.
For Lone-parent households
$75,960*
For Two Adults (or more) households
$178,788*
*Income ranges are set by a Housing Agreement with the District of Squamish, and may be updated as new data from Statistics Canada becomes available.
What counts as income:
All income from household members aged 19 and over must be included (e.g. employment income assistance, pensions, self-employment income, etc.).
Please note: Housing Squamish may request bank statements or other supporting documents to confirm all sources and verify household income.
Employment in the District of Squamish
At least one household member must meet one of the following:
- Be employed or self-employed and working in the District of Squamish for an average of at least 20 hours per week; or
- Operate a business in the District of Squamish for an average of at least 20 hours per week, with regular in-person involvement in day-to-day operations.
Self-employed applicants:
You must demonstrate a portion of your income comes from clients or businesses based in the District of Squamish.Exceptions
You may still be eligible if you are:- Retired and previously lived or worked in the District of Squamish; or
- Unable to work due to disability, and previously lived or worked in the District of Squamish.

Step 3: Gather Required Documents and Details
Required Documents You'll Need to Provide
All applicants must provide:
- 2025 Detailed Tax Return (T1)
- 2025 Notice of Assessment
If Employed
- 3 most recent pay stubs or a signed letter from your employer confirming: start date, hours worked, wage/salary, work location, and contact information.
If Self-Employed
You will be asked to provide documents demonstrating that:
- you work at least 20 hours a week, on average, in the District and
- a portion of your income comes from District of Squamish residents or businesses. For example:
- recent invoices (with hours worked, hourly rate and location)

letter from a client confirming hours worked, hourly rate and location, or
-
financial statements.
If Operating a Business
If you operate a business in the District of Squamish you will be asked to provide the following:
- A District of Squamish business license
- some proof you work a minimum of 20 hours per week on average
annually, and your presence at the place of business is necessary for
the day-to-day operation of the business;
If Retired or Unable to Work Due to Disability
You will be asked to provide the following:
- Proof of retirement income or disability assistance including pension letters, current letter of entitlement, letters of entitle stating support and shelter, or copy of pension cheque such as OAS/CPP/GIS
- Proof you lived or worked in the District of Squamish previously, such as a copy of an old lease or paystub, employer contact information, or some way to verify you lived or worked in the District previously.
If you are on parental leave, receive income assistance, or other government benefits, you will be asked to provide proof of income (for example, benefit statements, payment summaries, cheque stubs, or supporting letters).

- Employer contact information – to verify employment in Squamish over the past year

How do I calculate my total (gross) household income?
The application form asks you to provide your gross annual income for 2025.
For the purposes of calculating gross household income, it is required that any income (before tax) from the sources listed below are included for each household member 19 years and over.
- Employment, including regular overtime, vacation pay and gratuities from all employers
- Self-employment, including commission sales
- Income assistance
- Seasonal employment
- Employment Insurance and WorkSafe BC insurance
- Training allowances
- Income from the Resettlement Assistance Program
- Maintenance payments or support from family/ friends/community
- Rental income from real estate or dividends from stocks or bonds, if the real monthly income is greater than the imputed income from the asset
- Pension incomes including:
- Old Age Security, Guaranteed Income Supplement, Allowance, and Allowance for the Survivor (formerly Spousal Allowance)
- Senior’s supplement
- Private pension plans including Registered Retirement Income Fund

Why is there a requirement for 20 hours a week of working in Squamish?
The eligibility requirement to be working 20 hours a week in Squamish is set by a Housing Agreement with the District of Squamish. Exceptions will be made for Squamish residents who are retired and have previously worked and lived in Squamish or are unable to work due to disability.
What happens if I lose my job or take a job in Whistler or Vancouver? Will I be evicted?
Employment in the District of Squamish is a requirement that must be met for the duration of the tenancy.
Annual employment verification will take place to ensure tenants are meeting the minimum 20 hours per week.
If a tenant is no longer able to meet the employment criteria, the owner may give 6 months notice to find new employment and prove eligibility. If a tenant cannot prove they meet the employment criteria, the owner may serve a notice to end tenancy.
What happens if my salary increases? Will I be evicted?
The income requirements apply for below-market units for the duration of tenancy and tenants are responsible for ensuring they continue to meet the requirement.
Annual income verification will take place to ensure tenants meet the income requirements, as required by the District of Squamish.
The owner may terminate tenancy if the household’s annual income before-tax rises more than 7.5% above the applicable maximum amount specified in the Housing Agreement.
Termination would be effective 6 months following the date provided in a Notice of Termination.
How are rental rates set? How much will rental rates increase year-over-year?
Rental rates for the below-market units are set by a Housing Agreement with the District of Squamish at the time of tenancy. Rental rates during tenancies will increase yearly no more than the annual allowable rent increase as determined by the Residential Tenancy Act.
What is included in rent?
- Parking is available, but some units do not have assigned parking. Please check with Anthem at time of viewing.
- One storage locker is included in the rent.
What is not included in rent?
You are responsible for:
- Utilities (Hydro), cable, internet and telephone are not included in rent.
- Damage deposit, which is a 1/2 month’s rent due at the time of lease signing.
- A half month’s rent is required for Pet Deposit, if applicable.
Is rent determined based on income? (i.e. if I make less than the max, will the rent be less than what is posted?)
No, rent is not based on income. All units are set rental rates in accordance with the Housing Agreement with the District of Squamish.
What parking is available per unit? Can I get more than one parking spot?
Please inquire with property management about parking.
How large are the units?
- 1 bedrooms from 552 sq ft
- 2 bedrooms are 731 sq ft
- 3 bedrooms from from 880 sq ft
Is there onsite storage? Do rental units come with storage units? Where can I keep my bicycle?
One Storage locker will be provided per unit.
Are pets allowed? What is your pet policy?
A maximum of two pets are allowed per unit, up to 60 lbs each. Anthem’s approval is required.
How much notice will we be given of move-in date?
The Collective is a brand new rental building. At this time occupancy is anticipated for August 1, 2026, but this may change due to construction.
Units will be filled on a first come, first serve basis as soon as the owner receives an occupancy permit.
Exact move in dates will be established when you sign your lease and pay the deposit.
What are the closest transit options to downtown?
The closest bus stop is at Brennan Park.
When should I plan on giving notice to my current landlord if I am selected to move in?
Applicants should not give notice to their current landlord until they have a signed tenancy agreement and move-in date in place.
Who owns The Collective at MTN Village?
The building, including the below-market units are owned by Anthem.
Is there property management onsite?
Onsite Property Management is provided by Anthem Properties.
If I am not selected, can I be put on a waitlist?
Housing Squamish is not maintaining a waitlist at this time. If an applicant is unsuccessful they should register their interest in housing on the Housing Squamish website. Those who have registered interest in housing will be notified as vacancies arise.
How can I ensure that the personal information in my application and supporting documents will be kept secure and confidential?
The privacy, confidentiality and security of your personal information are of utmost importance to us. As a not-for-profit society, Housing Squamish is subject to British Columbia’s Personal Information Protection Act and the Residential Tenancy Act. This legislation governs the collection, use, disclosure, storage and retention of personal information. Only Housing Squamish employees and third parties, whose duties reasonably so require, are granted access to personal information about individuals. Housing Squamish is committed to maintaining the confidentiality and personal privacy of all applicants in a manner that complies with the Act.
What is the Canadian National Occupancy Standard?
- The National Occupancy Standard, released by the Canada Mortgage and Housing Corporation (CMHC) provides a common reference point for “suitable” housing, which is how many people a given dwelling unit might accommodate given the number of bedrooms. The Standard supports the design and evaluation of housing policies and programs.
- Housing Squamish will consider this standard in approving applications.
What if my income is below the Minimum?
If your income is below the minimum limit, you may be eligible for programs such as:
